Most pools that look finished are structurally fine. What has aged is the plaster, the liner, the tile line, the coping, and the deck, and every one of those is replaceable. A renovation costs a fraction of a new build and it is the difference between a yard nobody uses and one everybody does. We renovate pools we did not build, which is most of the ones we touch.

What a renovation involves

Everything except starting over.

A renovation is any work that restores or upgrades a pool that already exists. At the small end that is a new liner and a fresh tile line. At the large end it is a full transformation: new interior finish, new coping, new decking, reshaped steps, added tanning ledge, new equipment pad, lighting, and automation.

The structure almost never needs replacing. A gunite shell can outlast the mortgage. A steel or polymer wall system stays sound for decades. What wears out are the surfaces you touch and look at, and those are the things a renovation replaces.

The other thing a renovation fixes is a pool that was built for a different life than the one you have now. Pools built twenty years ago were designed around diving boards and deep ends. Today people want shallow lounging space, a tanning ledge, somewhere to sit in the water with a drink. Converting a deep end, adding a bench or a ledge, and rebuilding the steps are all normal renovation work.

What it costs

A renovation is priced by scope, and the scope is genuinely wide. A liner replacement and a new tile line is a different conversation from a full resurface with new coping and a rebuilt deck.

What we can tell you is how the estimate works. We come out, get in the pool, look at the shell or the walls, check the coping, the deck, the plumbing, and the equipment pad, and then give you an itemized proposal with the work broken into pieces. That structure matters, because most renovations get phased. Doing the surface this year and the deck next year is completely normal and we will tell you which order saves you money rather than which order bills the most now.

We will also tell you when a repair is enough and a renovation is not warranted. That call gets made on site, not over the phone.

Yes, and most of our renovation work is exactly that. We do not care who built it or how long ago. What matters is the condition of the structure, and we can assess that on the first visit.

It depends entirely on scope. A liner replacement is a short job. A full resurface with new coping and decking is a multi-week project with cure times and weather built into the schedule. We give you a realistic window in the proposal rather than an optimistic one, and we tell you when the pool is unusable and when it is not.

To a degree, yes. Adding a tanning ledge, converting a deep end, extending steps, adding a bench or a swim-out, and adding raised walls are all achievable on an existing shell. Changing the overall footprint is a much larger job and at that point we would talk honestly about whether a renovation is still the right call.

Usually yes, if the budget allows. There is heavy equipment and there are crews on site either way, and coping ties the pool and the deck together physically, so doing them separately can mean touching the same joint twice. If you have to phase it, we will tell you which order avoids paying for the same work twice.

Find the leak first. That is a repair question, and the answer changes the renovation scope. A renovation is the best possible time to fix a leak because the pool is already down and the surfaces are already coming off, so tell us about the water loss up front rather than after we have quoted the surface.

We won't put a number on a web page that we'd have to walk back the moment we see your yard, and anybody who does is quoting a pool they haven't looked at. What we can tell you is what moves it: overall size, how much decking you want, whether the lot needs retaining, your finish and tile selection, the equipment package, and how hard it is to get a machine into the backyard.
